What you can expect:

You’ll receive an expert rental price recommendation to help you get the highest rent in the least amount of time.

We advertise vigorously to ensure your property gets the exposure it deserves so it rents faster and provide flexible showing schedules that make it easy and convenient to vIew a property

Applicants are thoroughly screened using Homelet Referencing to make sure you get a good tenant.

Once an applicant has been approved, we handle all the paperwork, collect funds and do a complete move-in checks with the tenant

We use contractors that provide quality service at affordable prices. If you have a vendor you’d prefer, we’re always happy to coordinate repairs with them.

Routine inspections are performed to help ensure your home is being cared for.

Monthly and year-end statements are sent showing all the activity on your account to keep you well informed.

Landlords Portal – keep track of your property’s marketing performance, follow viewings, manage offers and view progression.  Available 24 hours a day, 7 days a week.

DLB Rentals Terms of Managed Business can be provided on request.

Letting fee plus Monthly Fee (due once the rent and deposit has been received):

  • Your property will be advertised on Property Pal and DLB Rentals website and Social Media.
  • Applications considered with you and the chosen applicant will be credit checked.
  • Once you are happy to proceed, a deposit will be paid and move in date set.
  • The deposit is transferred into the Tenancy Deposit Scheme.
  • A comprehensive Inventory will be produced for the tenant to sign.
  • A tenancy agreement with rent book will be produced for you, your tenant and their guarantor to sign.
  • Move in day, I will meet the tenant at the property to handover the key, they pay the first months rent and I take time to show them the heating and anything they should be aware of.
  • A property inspection will be carried out twice a year (extra visits can be arrange if necessary).
  • I will personally be the point of contact for all repairs and with your permission, arrange for our contractor (or yours) to carry out the repair or provide quotes.
  • Once the tenancy has expired, the tenant can renew the tenancy or give notice to leave.
  • I will meet the tenant at the property to receive the key back and check the property against the inventory and discuss this with you.
  • The deposit is returned to the tenant less any charges for rent arrears, repairs or cleaning.

DLB Terms of Let Only Business can be provided on request.

A one off Fee (due once the rent and deposit has been received):

  • Your property will be advertised on Property Pal, DLB Rentals website and Social Media Sites.
  • All applications will be considered with you and the preferred applicant will be credit checked.
  • Once all checks are complete and you are happy to proceed, a deposit will be paid and move in date set.
  • The deposit is transferred into the Tenancy Deposit Scheme.
  • A comprehensive Inventory will be produced for the tenant to sign.
  • A tenancy agreement with rent book will be produced for you, your tenant and their guarantor to sign.
  • Move in day, I will meet the tenant at the property to handover the key, they pay the first months rent and I take time to show them the heating and anything they should be aware of.
  • They will be given your bank details and contact details for future dealings.
